1. What is the 3by3 house?

The 3by3 house is a modular house that can be customised to suit your needs and your site plan or a plot. It is manufactured in the highly controlled factory conditions. We have automated the design customisation and manufacturing process, in order to deliver this quality to you at affordable cost.

2. Can I buy a 3by3 house?

Yes you can! We are taking pre-orders for small-scale housing developments and occasionally from private customers as well. Contact us to find out more.

3. Who is behind the 3by3 house?

3by3 house is designed by Pluss Architects, customised by Creatomus Solutions, precrafted by Welement

4. How is the 3by3 built?

We believe that houses, like cars and airplanes, should be made in clean factory environments with controlled processes and quality systems. Our offsite factory network in Estonia is equipped with fully automated and integrated production lines. Most of the work is done by precise German machinery which results in the highest quality standards.

5. What about incoming utilities and foundations?

The utility connections, foundation and groundworks are handled by the client.

6. What is the difference between the ‘Turn-key modular’ and ‘Panelized house kit’ deliveries?

The panelized kit includes the delivery of flat-packed wall, roof and floor panels and assembly of the water-tight shell. The interior finishes, installation of technical utilities and bathroom fixtures will be carried out on-site and are generally not included in the package. The modular package includes the above mentioned features. The house is delivered in volumetric modules with interior finishing completed and fixtures installed. Please refer to the scope for details.

7. How long does it take to get a 3by3 house?

Depends on your circumstances. As a general rule of thumb, it takes about 6 months from the order confirmation until delivery but most of the time goes on permits and approvals as well as foundation and ground works.

8. How much does it cost?

The cost of the manufacturing and assembly is indicated in the configurator. The transport needs to be calculated based on the delivery site. There are some additional costs for optional extras — please refer to the scope.

9. Is the transport and assembly included?

Yes. Please refer to the scope in terms of assembly details. The transport costs depend on the location of the site.

10. Does it comply with the building regulations and local design guidelines?

3by3 house is designed and built to meet the local building regulations

11. Can I build a semi-detached or terraced (row) house?

Yes, the 3by3 house can come in singles, pairs and rows, so to speak. We can fit it onto your site plan and customize it to suit the local planning regulations. Check out our website to find out how the design fits onto your site plan.

12. What is the size of the house?

The house size varies from 110m2 to 152m2 depending on your chosen layouts and configuration.

13. What are the floor layouts? How many bedrooms are there?

Please check the configurator. You will be able to see all possible floor layout combinations. If the options given in the configurator does not quite meet your expectations, but you still like the house, we may be able to fine-tune the design to suit your requirements. Please contact us to find out.

14. Where is the technical room?

The technical room is on the ground floor and accessible from outside so the maintenance can be provided access without entering other part of the building.

15. What is the process of getting my 3by3?

Please check out if the design matches your requirements and the design code allows the construction of 2 storey private, semi-detached or terraced houses. If the preliminary price offer is acceptable to you, we advise you to liaise with the local council planning officer or architect and make sure that they give you a preliminary approval. We can provide you with all necessary technical information for applying for a building permit. Once you have the permit, we will give you the final pricing proposal, and are ready to deliver your chosen package. You will then need to make sure that the site is prepared and foundations are built, before we deliver the house.
